China; Jiangxi Tenant Faces Over 10,000 Yuan Claim Upon Moving Out

China, March 28th:

In Shangrao City, Jiangxi Province, a tenant moving out was meticulously inspected by the landlord using a flashlight. The landlord subsequently listed the damages and demanded over 10,000 yuan in compensation. This incident has sparked widespread discussions online, with “flashlight assessment of property damages” becoming a trending topic.

China, March 29th:

The local Bingxi Street Office issued an announcement confirming that the incident occurred last year. After multiple negotiations organized by the village committee, an agreement was reached on October 8, 2023. Tenants Xiao Chen and another tenant agreed to each compensate the landlord, Mr. Guo, 2,000 yuan.

Subsequently, disputes and disagreements between the parties escalated. This led Xiao Chen to post related videos on the popular social media platform, Douyin. Currently, relevant departments of the Bingxi Street Office are actively organizing legal mediation to resolve the disputes between the parties.

China, April 2nd:

Rumors online suggest that the house might be an illegal structure. When interviewed by reporters, the Housing and Urban-Rural Development Bureau of Shangrao City stated that they are conducting safety inspections on dangerous buildings. However, the determination of whether it is an illegal construction requires evaluation by other departments.

A staff member from the City Management Bureau of Yushan County in Shangrao City responded to reporters, stating that they have received relevant reports and have established a special team to conduct an investigation. The results will be announced after the investigation is completed.

Response from the local management bureau:

The statement indicates that, in order to comprehensively combat the trend of “illegal construction,” the City Management Bureau of Yushan County in Shangrao City adheres to the principle of “demolishing new illegal structures immediately upon discovery.” They have legally demolished a three-story illegal building covering an area of 165 square meters.

The bureau also mentioned that they will strengthen the management of “two illegalities” (illegal construction and illegal land use), prioritize the interests of the people, serve the people, and work together to build a beautiful homeland.
